TERMS AND CONDITIONS
  1. Smoking is not allowed inside the property. 
  2. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  3. Keep the property and all furnishings in good order
  4. Only use appliances for their intended uses
  5. Parking: Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
  6. Housekeeping:  We are not a hotel. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We provide a one-time use of toilet paper, paper towels, shampoo, conditioner, soap, etc. If these day to day items run out during your stay it is the sole responsibility of the Guest to replace them. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
    1. DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at anytime.  If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages
  7. Storms: If there is a storm or hurricane, no refunds will be given unless:The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
    1. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
    2. The day that the authorities order a mandatory evacuation order in a "        Tropical Storm/Hurricane Warning," area, we will refund any unused portion of rent from a guest currently registered;
    3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
  8. State and Local Taxes not included in nightly rates.
  9. Check in time is after 4:00 PM and check out is before 10:00 AM. An early check-in or late checkout is available for an additional charge.
  10. Pets are allowed at an additional charge of $100 per pet. (Special arrangements can be made for Service Animals).
  11. Any damage or noticeable malfunctions should be reported to property manager as soon as possible.
  12. By state law, occupancy may not exceed what is posted for each home. (Maximum occupancy includes infants and children) Orlando Fun Rentals reserve the right to evict guests from the property with no compensation or refund if it is found that guests staying at the home exceed the occupancy posted for each home.
  13. Occupancy of RV campers, enclosed trailers and or tents on the premises is forbidden.
  14. All occupants agree that immediate termination of rental agreement for our occupancy will be issued if there is any drug use on the property; disturbance, annoyance, or inconvenience to neighbors; use of the premises for any immoral or unlawful purposes on or about the premises.
  15. A one-time Departure Cleaning Fee will be applied to all reservations. Price will vary according to size of property and will be shown on the booking page. Mid-Stay cleaning or Daily cleanings may be available upon request for additional fee. This cleaning service includes change of bed linens and towels, vacuuming on all carpeted areas, garbage removal, kitchen and all appliances cleaning, bathroom cleaning, and mopping all tiled or wooden floors.
    1. Note: the departure cleaning does not include any cleanings during the stay and does not cover for trash left on the property. We recommend that all Guests remove trash before departure and place them in the appropriate bins located outside each unit or in a local dumpster located in the community. Guest(s) shall leave premises in clean, undamaged condition. If unit is not left in suitable condition, guest understands that Orlando Fun Rentals will charge guest for any repairs or special cleaning or trash removal.
  16. In the unlikely event that the property you reserve becomes unavailable due to circumstances out of the control of Orlando Fun Rentals, or the property is no longer available through Orlando Fun Rentals, we will make every attempt possible to move your reservation to another Orlando Fun Rentals approved accommodation.
  17. Safety Rules for Swimming Pools. (when Applicable)No lifeguard on duty. Swim at your own risk. Children are allowed to swim or play in the pool only when adults are present. Please maintain constant supervision over children. No pets in the pool. Walk slowly in the pool area. No roughhousing, dunking, pushing, or wrestling. Keep the area clear of clutter, debris and toys. Toys can often attract young children to the pool. No swimming at night, in rainy weather, or in thunderstorms. No eating, drinking or chewing gum while in the pool. No glass near the pool/water area. Keep gates to the pool area closed and locked at all times. Pool covers should be completely removed prior to pool use. Please do not throw rocks or metal objects into the pool as they can damage the bottom.
  18. Internet, telephone & cable TV: We offer free wireless internet access, cable TV service and telephone at all of our properties. In the event that those services become unavailable due to circumstances out of our control, Orlando Fun Rentals will send someone to check the problem. However, we cannot guarantee that those services will work at all times, since we rely on 3rd party companies to provide those services. Service interruption that is independent from our capacity to fix, will not entitle you to a refund, or move to a different OFR unit. We will contact the service provider and make sure that the service is reestablished as soon as possible.
  19. Additional Programing: All of our properties are equipped with basic cable. We DO NOT have pay-per-view channels or events. Guests DO NOT have the authority to order any additional channels. If we find that additional programming has been added during the guests stay, the purchase WILL BE charged to the guest.


Reservations and deposit Policy
Reservations made over 90 days in advance will require 20 percent of the rental rate to be held as a deposit, which is due at the time of booking. The remaining balance must be paid up to 30 days prior to arrival date. Payments must be made by acceptable credit card or bank wire. Personal checks, money order, or traveler's checks will not be accepted. If remaining payment is not received 30 days or prior to arrival date, reservation will be cancelled. If reservation is cancelled within 30 days of the arrival date, the deposit is Non-Refundable.
 
Cancellation Polices
If canceled or modified up to 30 days before date of arrival, 100 percent of the deposit will be refunded. If canceled or modified later or in case of no-show, 100 percent of the total price will be charged. 20 percent of the total amount will be charged on the day of booking. The total price of the reservation will be charged at least 30 days prior to arrival. There will be no credit or refund for shortened stays due to late arrival or early departure for any reason. There will be no refunds for guests who are deemed NO SHOWS. We encourage all guests to purchase travel insurance on their own which may cover for emergencies and unforeseen events.
 
Booking Confirmation
All booking confirmations will be sent within 48 hours via email.  Guests will receive in the confirmation email all pertinent information in regards to the property, which will include: property address,  driving directions, door entry code, and Wi-Fi password.
 
Accidental Damage Insurance
We require guests to purchase at the time of booking Accidental Damage Insurance at a cost of $39. This insurance will cover for any accidental damage that occurs during your stay up to $1000. This insurance does not cover acts of willful damage, theft or additional cleaning charges.
A condition of the insurance is that guests report any accidental damages to Orlando Fun Rentals immediately. We require all accidental damages be reported to us prior to check out of the Property. Damages not reported prior to check out will not be covered under the insurance and will be chargeable to the credit card on file.

Orlando Fun Rentals agents or maintenance personnel may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hour notice, for normal maintenance.

RESERVATIONS AND DEPOSITS
All reservations require a <20% US Dollars> payment to hold chosen dates. 
30 days prior to arrival date remaining balance is due in full. 
 
 
CANCELATION POLICIES
Reservations canceled 30 days or more prior to arrival date, deposit is refundable.
Reservations canceled 30 days or fewer 100 percent is non-refundable. 
 
 
RESERVATION PRICES DO NOT INCLUDE
Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls and other items of a personal nature.
 
RESPONSIBILITY
Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy.
Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.
 
USE
It is agreed that the Premises shall be used only for residential purposes, no animals and for no other purpose whatsoever.
Tenant in his possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof.
Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises.
Smoking is not permitted in any residence. A $150 fee may be charged for ionization, if smoking in the property is detected.
